Mortgage companies, loan programs and published rate snapshots for Georgia buyers.
These are dated published examples, not locked offers. Same-day results include only explicitly October 22 rates. Quotes use different borrower assumptions and fees: this is an order of advertised rates, not a guarantee of the cheapest lender for you.

One point equals 1% of the loan. APR includes certain loan costs. Taxes, insurance, HOA and mortgage insurance affect total payments. Published examples do not establish an individual lender’s Georgia licensing status or your eligibility. Verify company and loan-officer authorization

A direct lender makes the loan; a mortgage broker arranges a loan with a lender from its available network. Banks, credit unions and nonbank lenders can lend directly. Some companies operate in more than one channel. Neither channel is automatically cheaper.
| What to compare | Direct lender | Mortgage broker | Impact on your money |
|---|---|---|---|
| Loan choice | Its own loan products and underwriting. | Products from participating wholesale lenders; not necessarily every lender. | Compare the same term, loan amount, lock period, occupancy and credit profile. |
| Origination / underwriting / processing | May charge flat fees, percentage fees or both. | Underlying lender and broker charges vary by arrangement. | Borrower-paid amounts increase cash to close; fees do not change the payment unless financed or paired with a different rate. |
| Broker compensation | No separate mortgage-broker fee in a direct transaction; the lender still has origination costs. | May be paid by the borrower or by the lender. For covered consumer mortgages, broker compensation generally cannot come from both. | Borrower-paid compensation adds to upfront costs. Lender-paid compensation is not added again as a borrower cash charge or treated as a lender credit. Compare the resulting rate and APR. |
| Discount points | Available pricing may exchange points for a lower rate. | Wholesale pricing can also include points. | 1 point = 1% of the loan, paid upfront. No fixed rule says one point buys a particular rate reduction. |
| Lender credits | May reduce upfront closing costs, often with a higher rate. | May also be available through the selected lender. | Lower cash to close can mean a higher monthly payment. Compare the period you expect to hold the loan. |
| Appraisal, title, taxes & escrow | Third-party fees and deposits still apply. | Third-party fees and deposits still apply. | Keep common costs consistent. Escrows and prepaid costs are not broker compensation. |
| APR and Loan Estimate | Request a written Loan Estimate. | Request the selected lender’s Loan Estimate and broker compensation disclosure. | Compare page 1 payments; page 2 origination, services and credits; page 3 comparisons. APR is not the note rate used to compute principal and interest. |
Fees are offer-specific. The examples below are editable teaching scenarios, not rates or fee schedules from any listed company. Use actual Loan Estimates to replace them.

This fixed-rate purchase model pays all fees in cash and finances none. It uses your entered mortgage insurance rather than determining program eligibility. VA/USDA upfront fees, seller credits and assistance are handled in the main mortgage and cash-to-close calculator. Tax and insurance can change. Five-year cash outlay includes the down payment and principal paid, so it is not a measure of economic cost or APR. Remaining balance is shown separately. Simple break-even ignores time value, amortization differences, refinancing and tax effects.
The directory includes all 107 names on the researched Georgia Dream participating-lender list, plus selected banks and credit unions. It is not a complete register of every company licensed in Georgia. Use NMLS Consumer Access for the full licensing search. Companies without verified public pricing remain unranked.
